Heating and cooling in Hanahan comes down to water and age. The Goose Creek Reservoir sits in the middle of the city, tidal water lies behind several neighborhoods, and the houses range from postwar ranches to Tanner Plantation. Hanahan is about 18 minutes by road from our Charleston base. No other place on our service-area list is closer. We are based in Charleston and come to you.

The city had about 20,325 people at the 2020 census and sits at the south end of Berkeley County, so county and city lines matter here.

How does a visit work between the reservoir and the rail line?

Start by telling us which side of the water you are on. The Goose Creek Reservoir sits in the middle of the city, a CSX main line follows the west limit and the Naval Weapons Station lies to the east. The straight line on a map is not always the road.

Then give us the symptom and the age of the system, if you know it. We are open 24 hours, and 18 minutes is road time, not an arrival promise, so we will tell you plainly when a technician can get there.

On site, we look before we recommend. We check the outdoor unit and its pad, the drain, the airflow and the electrical parts. Then we explain what we found and give you a clear, upfront quote. Nothing gets replaced until you have said yes.

Why does Goose Creek matter to your outdoor unit?

Because the water does not stay in the creek. An ABC News 4 report from September 2026 says Goose Creek overflows during king tides and heavy rain, and University of South Carolina researchers warn of compound flooding, where more than one source of water hits at once. They also found that small changes, like removing a fence or widening a ditch, can shift where floodwater goes.

So look at your own lot. After the next hard rain, walk the yard and see how close the water came to the condenser. If it reached the bottom of the cabinet, talk about pad height at your next replacement, or sooner.

The reservoir itself is a water supply. Charleston Water System lists it among its sources. Water on your property line also means damp air, so condensate drains and duct insulation get steady work. Salt exposure is generally lighter than on the barrier islands. Still, if you back onto tidal water, ask for the coil and electrical contacts to be checked at each visit.

Brick ranches and Tanner Plantation run on different clocks

Hanahan's housing came in two waves. South Carolina Public Radio ties the city's growth since 1950 to the growth of the metro area, and local listings describe ranch-style and traditional brick homes on the older streets. The Census counted about 13,000 residents in 1980, 1990 and 2000, then 17,997 in 2010.

The timing of that jump lines up with Tanner Plantation. The Post and Courier reports that work on the 630-acre master-planned community of villages, reached by Tanner Ford Boulevard, started in 2002.

Each wave wears differently:

  • Older ranches. Equipment has probably been swapped more than once while the ductwork stayed. Leaky or undersized ducts can make a new system look like a bad one.
  • First-phase Tanner Plantation homes. Original systems may be past 20 years old. Units from that period may use R-22, a refrigerant no longer produced or imported in the US, which makes a leak repair a bigger decision.
  • Newer homes. Many run R-410A, which can still be serviced. Since January 2025, new residential systems have moved to lower-GWP refrigerants such as R-454B and R-32, so check the label before anyone quotes a recharge.

Heating and cooling in Hanahan, service by service

These are the jobs the housing and the water point to:

  • AC replacement when an original Tanner Plantation unit needs a major repair. Work there began in 2002, so some first systems are reaching the point where a compressor quote deserves a side-by-side comparison.
  • AC maintenance each spring to clear drains and test weak capacitors before the heat. Damp air off the reservoir and creek keeps condensate lines busy, so ask that the drain gets real attention.
  • Heat pump repair for frozen coils and failed defrost cycles. Hanahan sits inland of the peninsula's late freeze dates, so a defrost fault here tends to show up sooner in the winter.
  • Furnace replacement for gas homes where the heat exchanger or the blower has aged out. Older brick ranches often keep the furnace in a closet, so measure clearance before choosing a new model.
  • Whole home dehumidifiers for houses near the water that stay sticky with the AC running. Lots near Goose Creek and the reservoir can stay damp long after a king tide or a heavy rain clears.
  • Commercial HVAC maintenance for small businesses along the city's rail and road links. At about 18 minutes from our base, short planned visits fit around opening hours, and emergency AC repair follows the same steps at any hour.
“We have used Rodriquez Washington and the company several times and he does an awesome job! He is honest and takes his time with us. We will continue to use him at Abyssinia Baptist Church.”

Light frost on a heat pump coil on a cold morning in Hanahan
Light frost on a heat pump is normal. A coil that stays iced over is not.

Freezes do happen. NWS averages put the first one at November 26 at Moncks Corner 4 N and November 27 at the airport, and Hanahan sits between them. Our guide to why a heat pump freezes up explains what is normal.

Building and Codes, power bills and the Berkeley County line

The City of Hanahan has its own Building and Codes department, and its forms page lists a mechanical permit fee schedule and a permit application. Do not assume a neighboring office covers you. Hanahan borders North Charleston and Goose Creek, and the Charleston County line runs along its west and south limits. Confirm your jurisdiction, and settle who applies for the permit before work starts.

Electric service differs by address, too. Berkeley Electric Cooperative and Dominion Energy both serve parts of the area, and Berkeley Electric offers an address search on its service map. Rebates depend on who sends your bill, so check that before you buy equipment.

Joint Base Charleston and the east side of Hanahan

The Weapons Station, part of Joint Base Charleston, is the big federal neighbor. It is home to the Navy's Nuclear Power School, and only a small part of it falls inside city limits. Hanahan itself is mainly residential, with about 8,366 housing units in the 2020 census.

Questions about Hanahan

Can Goose Creek flooding damage my AC?

Yes, if water reaches the outdoor unit. Local reporting from September 2026 says Goose Creek overflows during king tides and heavy rain. Floodwater can reach the contactor, fan motor and control board. Keep the breaker off until the system is checked, and photograph the water line for your insurer before anything is moved.

My Tanner Plantation system is original. Should I replace it?

Not automatically, but it deserves a hard look. Work on Tanner Plantation started in 2002, so the first original units may be past 20 years old. A failed capacitor is still a simple repair. A failed compressor or leaking coil on a unit that age is usually where we lay out both paths in writing.

Who issues HVAC permits in Hanahan?

Start with the city's Building and Codes department, which lists a mechanical permit fee schedule and permit application on its forms page. City limits matter here, because nearby addresses can fall under North Charleston, Goose Creek or Berkeley County. Confirm with the office, and find out in advance whose name goes on the permit.

Does Hanahan get cold enough to matter for a heat pump?

Yes. NWS averages put the first freeze at November 26 at Moncks Corner 4 N and November 27 at the airport, and Hanahan sits between those stations. Most winter nights are mild, but occasional freezes bring on defrost cycles and backup heat strips, so test the heating mode before the first cold snap.
