Heating and cooling in Ladson begins with a question most towns never raise: whose jurisdiction are you in? Aero Air Techs covers Ladson from our Charleston base, about 26 minutes by road on a 16-mile route, and I-26 and Highway 78 decide most of that. It is a commuter place, founded in 1905 and home to 15,550 people at the 2020 census, with no city government of its own.
Why does Ladson have three counties and no town hall?
Check your tax bill first. Ladson is a census-designated place that spreads across Berkeley, Charleston and Dorchester counties. Even the ZIP code, 29456, is listed under all three. Its footprint has also shrunk, from 8.6 square miles in 2000 to about 7.0, because Summerville and North Charleston annexed parts of it.
So a neighbor down the road can answer to a different office than you do. Permits, inspections and flood rules all follow the parcel:
- Unincorporated land goes to the county on your tax bill.
- Annexed land goes to the city or town that took it in.
- Unincorporated Charleston County parcels fall under that county's flood rule for replacement HVAC in A and AE zones.
Ask the office before you replace equipment, and find out whose name goes on the permit. Read your power bill as well, since utilities vary across this area.
Heating and cooling in Ladson for I-26 commuters
Fit the service to a house that may sit empty all day. The median age here was 35.2 in 2020, and I-26 is the daily route for many households. Heat does not take the day off either: NOAA normals for the airport, down I-26, count 64.3 days of 90°F or hotter in a normal year.
- AC repair for a unit that gave out while you were at work. Tell us what the thermostat showed, because a reading from the moment you got home narrows the fault faster than a guess.
- AC maintenance in spring, so a weak capacitor gets caught before August. Commuter households rarely hear a unit struggling at midday, which is why a spring test finds faults you would otherwise miss.
- Thermostat installation to match a schedule built around a long drive, and cut run time while you are away. A traffic jam on I-26 should not leave the house hot on arrival.
- Duct repair when back rooms lag behind the rest of the house. Low ground in parts of Ladson can bring damp into a crawlspace, so check the insulation and every joint before pricing a bigger system.
- Ductless mini splits for garages and additions. Our comparison with central air can help you decide, and a separate zone keeps a home workshop from pulling on the main system.
- Heat pump repair when the first cool mornings show a problem. Being well inland of the coast means earlier frost, so run the heat on a mild fall evening after work to check it.

Set the setback modestly. In this humidity, letting the house climb too far means the system spends the evening pulling moisture back out.

College Park Estates, the canal and low water
Look at where the rain goes. Live 5 reported in September 2024 that residents of College Park Estates see frequent flooding, with Oxford and Trinity roads turning impassable in heavy rain. Berkeley County said it planned to replace and raise those bridges and study the canal. In August 2024, the county's closure list also showed Gleason Drive and College Park Road.

For your HVAC, the lesson is simple. A pad at yard level on low ground can get wet from below, and that is hard on the fan motor and the electrical parts. If water reached the unit, keep the breaker off. When a replacement comes up, price a raised stand and ask your jurisdiction what height applies. Our guide to flood zones and HVAC explains what to ask.
Exchange Park, the fair and Highway 78 traffic
Traffic is the local variable. The Coastal Carolina Fair runs 11 days from the last Thursday in October at Exchange Park on Highway 78, so expect slower roads around it. Exit 203 off I-26 feeds College Park Road. Highway 78 widening has gone to public meetings, and SCDOT has a safety assessment on file for Ladson Road.
What happens on a call from Exit 203?
A call stays simple:
- Give us the address and cross street. It tells us the county and the best way in.
- Describe the symptom. Warm air, a noise, water, or nothing at all.
- Talk through timing. We are open at any hour, and we will be straight about the roads that day.
- We test first and quote before work begins. You decide from there.

Questions about Ladson
How far is Ladson from your base?
About 26 minutes by road from our Charleston base, on a 16-mile route. I-26 and Highway 78 run side by side here, and a crash on one fills the other. Give us the address and the nearest cross street, and we will talk timing before you plan your day around it.
Who issues a mechanical permit in Ladson?
That depends on the parcel, because Ladson is a census-designated place and not a town. Your county may be Berkeley, Charleston or Dorchester, and parts of the area have been annexed by Summerville and North Charleston. Your tax bill shows the jurisdiction. Call that office and ask who holds the permit for your job.
Water got close to my unit in College Park Estates. What now?
Leave the power off at the breaker if water reached the cabinet. Standing water around a pad can reach the contactor and the fan motor, and restarting too early can make it worse. Once it drains, call us and we will check it before it runs. Note how high the water came.
