Heating and cooling on Sullivan's Island starts with the coil, because nothing here sits far from the Atlantic. Aero Air Techs reaches you from our Charleston base, about 23 minutes by road, and the last leg is the Ben Sawyer Bridge. That is a swing bridge, so a boat can hold you up. Bridge openings and beach traffic both change the clock.
The island is small: 2.5 square miles of land and 1,891 people at the 2020 census. Its rules are not. Historic listings and Town design review reach outdoor equipment in ways a mainland homeowner never has to think about.
Coil protection a block from the Atlantic
Decide on protection before you decide on efficiency. Salt spray lands on the condenser coil, draws moisture and pits the aluminum, and an oceanfront unit gets that treatment with every onshore wind. A high rating means little on a coil that has lost its fins.

Here is the order we would work through:
- Inspect what you have. Fins, cabinet screws, base pan, contactor and capacitor terminals.
- Rinse it. Fresh water, low pressure, breaker off, and more often after a blow.
- Clear the base. Blown sand scours fins and blocks airflow. Keep it off the unit and out of the base pan.
- Choose equipment with salt in mind. When it is time to replace, ask about factory coil coating, and read how the manufacturer's terms treat coastal installs.
Location on the island matters too. Lots facing the beach take it hardest, and homes on the back side of the island see less spray but plenty of damp air.

Moultrieville, Atlanticville and the Design Review Board
Ask before you move anything outdoors. Moultrieville was the southwest half of the island, Atlanticville the northeast, and the two later merged into one town. Both are National Register historic districts, and the Town keeps its own designation list, with Fort Moultrie's senior and bachelor officers' quarters along I'on Avenue among the entries.
The Town adopted Design Review Guidelines on May 20, 2025, with a chapter on mechanical units. Board applications ask for applicable flood zone information and spot elevations under zoning section 21-24. The answer depends on the house and the change, so call Town staff with your address and what you have in mind.

Why so careful? Raised equipment is visible equipment. A platform that solves a flood problem can create a design problem, and a historic cottage has fewer places to hide a line set.
How high should equipment sit on this island?
The Town decides, so start there. Sullivan's Island is an incorporated town, and Charleston County's replacement rule does not automatically apply. Hugo's eye crossed this island in September 1989 and damaged many of its historic buildings, so flood and wind are not theory here.
Three things will help Town staff answer you:
- Your flood zone, from the county or FEMA map.
- Your elevation certificate, if one exists.
- A plain description of the job: same location, new platform or new spot.

Design files on this island show finished floor, lowest structural member and base flood elevation, so those numbers come up early. Ask any contractor how equipment will be secured against wind, and who will hold the permit.
Heating and cooling on Sullivan's Island, by exposure
Match the service to what the salt has reached:
- Coastal corrosion AC repair when oceanfront air has reached the coil, wiring or cabinet. Open the electrical panel as well as checking the fins, because contacts here can fail before the coil looks bad.
- AC replacement when a unit is past saving and height, placement and coating all get decided at once. The Design Review Board application asks for flood details, so gather those before the quote.
- Ductless mini splits for historic cottages with no clean route for ducts. Officers' quarters and older Moultrieville homes may be designated, so confirm with Town staff where an outdoor section can sit first.
- AC maintenance with a coil rinse and electrical check ahead of summer. On an island of 2.5 square miles, nearly every condenser sits close to salt, so skip the question of whether yours needs a rinse.
- Heat pump installation for homes that heat and cool with one system, in a place where NWS averages put the first freeze on November 30. Mild winters suit one system, as long as the coil gets care.
- Whole home dehumidifiers for raised cottages that feel damp in shoulder seasons. Ocean air stays moist when the AC is not running much, which is when a house can start to smell closed up.

Ben Sawyer Bridge or Breach Inlet: which way in?
Two bridges serve the island. The Ben Sawyer Bridge on SC 703 connects you to Mount Pleasant, and a second bridge crosses Breach Inlet to Isle of Palms. A visit goes like this:
- Call with the street and station number. Island addresses run along Middle Street, I'on Avenue and Jasper Boulevard, and the location decides the route.
- Tell us about the setting. Oceanfront, historic listing, raised platform or tight lot.
- Talk through timing. We are open 24 hours, 7 days a week, but an open swing span can hold anyone up, so we skip the promises.
- We test before we recommend. We quote before work begins, so you know the options first.
Fort Moultrie makes a handy landmark at the southwest end of the island. Next door, Mount Pleasant has its own building office, and the full map is on the service areas page.

Questions about Sullivan's Island
How long does the drive to Sullivan's Island take?
About 23 minutes by road from our Charleston base, on a 12-mile route. The Ben Sawyer Bridge is a swing bridge over the Intracoastal Waterway, and it opens for taller boats, so that map time can slip. Beach days add traffic through Mount Pleasant too. Call and we will talk it through.
Does a new condenser need Design Review Board approval?
It can, so ask the Town first. The Design Review Guidelines adopted in May 2025 include a chapter on mechanical units, and the board's applications ask for flood zone information. Whether your job needs review depends on the house, its historic status and what changes outside. Moving or adding equipment deserves a call to Town staff.
How high does my equipment need to be on Sullivan's Island?
The Town sets that, not the county. Sullivan's Island is incorporated, so Charleston County's replacement rule does not simply carry over. Look up your flood zone, get your elevation certificate if you have one, and ask Town staff what height applies. Do that before ordering a platform or a new unit.
Is coil coating worth it this close to the ocean?
Usually, if you have years of exposure ahead. On Sullivan's Island a bare coil takes salt from the first week. Factory and field-applied coatings differ, and neither replaces rinsing. Ask what is covered, how long the coating is expected to last and how the manufacturer's terms treat coastal installs.
Can a historic island cottage use a mini split?
Often, yes, and it can avoid opening old walls. The catch is the outdoor unit and the line set, which show on the exterior. On a house on the Town's historic list, talk to staff before picking a wall. We can look at routes and tell you what the house allows, then you decide.
