Heating and cooling in Awendaw comes down to trees, distance and a permit path with two offices. This is a town of about 1,399 people strung along US 17, and it is one of four towns inside the 263,904-acre Francis Marion National Forest. Homes here sit on wooded lots, and the condenser lives under the same pines as the house.
Aero Air Techs is based in Charleston, and Awendaw is about 44 minutes by road from our Charleston base. That is 27 miles, so call with your location and we will talk through the visit.
Doar Road first, then the county: Awendaw's two-step permit
Get the town's answer before anything else. The town's building permit page says applicants must get a Town of Awendaw zoning permit before going to the county, and it applies that to new construction, renovation, modifications, maintenance and accessory structures, even where a county permit may not be needed.
Charleston County handles building permits and inspections under an agreement with the town, and that is where the fees go. The town does not issue building permits itself. A zoning permit expires if no building permit is issued within six months.
The page does not name a like-for-like HVAC swap, so ask. Town Hall is at 6971 Doar Road. A new pad, a stand or a moved unit is the kind of change to raise first. Have your contractor say up front who holds each one.
Pine straw, Francis Marion shade and the outdoor unit
Start with a rake. Pines drop needles all year and pollen in spring, and on a forest-edge lot both end up in the coil and the base of the cabinet. Packed straw holds moisture against the metal, blocks airflow and makes the compressor work harder through a long summer.

Shade helps the unit run cooler but keeps it damp, so lots here can grow more algae in the drain line than an open yard would. Keep about two feet clear around the condenser, and rinse the coil gently after pollen season with the power off.
How high should a unit sit on the Bulls Bay side?
That depends on your lot, and the range here is wide. NWS lists a storm tide of 19.8 feet above mean sea level at Bulls Bay in Hurricane Hugo, the highest figure on its list, and the storm heavily damaged the town. Flood risk changes from lot to lot here, so a home near US 17 and a home toward the marsh may answer to different rules.

Look up your flood zone on FEMA's map, then ask the town and the county what height applies before you replace anything. A marsh-side home also picks up salt, so coil and cabinet wear look more like the barrier islands than the forest.
Heating and cooling in Awendaw, from forest edge to marsh
These are the jobs this stretch of US 17 tends to need:
- Heat pump repair for defrost and reversing valve faults when winter nights turn cold. Forest shade keeps frost on a unit longer, so a defrost problem here may be easy to spot from the yard.
- AC maintenance to clear needles and pollen, wash the coil and flush the drain each spring. Pine straw packs around the base on Francis Marion edge lots, and it holds damp against the cabinet.
- AC repair for a contactor or capacitor that gives out after a storm or a long hot spell. Power blips along US 17 can be hard on electrical parts, so mention any recent outage when you call.
- Coastal corrosion AC repair on the marsh side, where salt reaches the unit. Homes toward Bulls Bay face a different risk from forest lots a few miles inland, so tell us which side you are on.
- AC replacement when an old system is due, with height and zoning settled first. The Town's zoning permit comes before the county building permit, so allow time for both steps.
- Duct repair for raised homes where runs cross open air under the floor. Check the insulation after a wet season, because soaked wrap loses its value and can hold moisture against the duct.
“We have used Rodriquez Washington and the company several times and he does an awesome job! He is honest and takes his time with us. We will continue to use him at Abyssinia Baptist Church.”
“They arrived promptly, clearly explained the necessary work, and completed everything efficiently. Extremely professional—I highly recommend them!”

What to tell us before we head up US 17
Your location, then your lot. US 17 runs about 28 miles from here back to Charleston, so give us the nearest cross road, such as Doar Road or Steed Creek Road, or a landmark like the Sewee Visitor Center at 5821 Highway 17 North. A sandy drive, a locked gate or a dog in the yard is worth mentioning too.
Then tell us the symptom. We are open 24 hours, but 44 minutes is only the road, so ask us about timing on the call. The visit itself runs in a plain order: test, show you the fault, then a clear, upfront quote.

Who sends the power bill, and how cold does it get?
Check the bill. Berkeley Electric Cooperative has an Awendaw office on US 17, but that does not settle your address, so use its service territory page or read the name on your statement before you plan around a rebate.
The nearest NWS freeze station up the coast is McClellanville 7 NE, at December 1 for the first freeze and February 28 for the last, though NWS flags that record for missing years. Treat those as a rough guide. Occasional freezes still reach a forest lot.

Questions about Awendaw
Does the town zoning permit apply to an HVAC replacement in Awendaw?
Ask the town before work starts. Its building permit page requires a zoning permit first for new construction, renovation, modifications, maintenance and accessory structures, but it does not name HVAC swaps. A new pad or a moved unit is the clearer case. Then ask Charleston County whether a building permit is needed, because the county handles permits here under its agreement with the town.
How much clearance does a condenser need on a wooded Awendaw lot?
Keep about two feet clear on every side and check your manual for the exact figure. Rake back pine straw, trim shrubs and look down through the top grille for needles sitting in the cabinet. Do that after spring pollen and again in fall. Turn the power off at the disconnect before reaching in, and leave anything deeper to a technician.
Is it safe to restart my system after a storm knocks out the power?
If no water reached the unit, wait a few minutes after power returns, then start it at the thermostat. If water touched the cabinet, or the unit took a blow from a limb, leave it off at the breaker and call. Flooded contactors, fan motors and control boards can fail badly when they are energized wet.
