Heating and cooling in Ravenel means two kinds of house on the same few roads. The town had 337 residents in 1950 and 2,542 at the 2020 census, and planned developments point to more new homes beside the older ones. US 17 runs through it, and SC 165 crosses a CSX line on its way to meet US 17 here.

Aero Air Techs is based in Charleston. Ravenel is about 32 minutes by road from our Charleston base, a 20-mile trip, so tell us which part of town you are in and we will go from there.

Heating and cooling in Ravenel, old house or new

Pick the list that matches your home:

  • AC maintenance on newer homes, so a drain or a weak capacitor gets caught early. Homes in new developments like Tea Farm are still building a service record, and a dated visit starts it.
  • AC repair for the summer stretch, when a tired part finally quits. A town that grew from 337 people in 1950 still has older houses, and those units often need electrical parts first.
  • Heat pump repair when cold nights bring on defrost faults. Ravenel sits inland at about 33 feet, so expect a harder test than the peninsula gets, and run the heat before the first cold spell.
  • Ductless mini splits for an older room, an addition or a shop with no ducts. On a large lot, a separate zone can serve a detached workshop without touching the main house system at all.
  • Duct repair and replacement where ducts have been patched over the years. Older homes near the railroad and US 17 can carry several generations of repairs, so ask for an airflow reading before more tape.
  • Commercial HVAC for small businesses along the two highways. US 17 and SC 165 carry most of the town's traffic, so tell us when a shop can spare the unit during business hours.
  • AC replacement for a system at the end of its life. Zoning comes first at Town Hall and CC&I handles the building side, so allow for both steps before a date is set.

Caw Caw Interpretive Center and Holly Grove sit at the low, creek-side edge of town, so a lot near them may need a different pad height than one on higher ground.

“We have used Rodriquez Washington and the company several times and he does an awesome job! He is honest and takes his time with us. We will continue to use him at Abyssinia Baptist Church.”

On a new home, look for a level pad, clean line-set insulation and a drain that runs away from the foundation.

What are Tea Farm and The Preserve changing?

The new homes change the service list. The town keeps pages for the Tea Farm and The Preserve at Ravenel planned developments, and Tea Farm lists 16 acres of commercial land and 52 acres of preserved open space. Planning commission minutes also record a Dyal Tract site plan with four mixed-use buildings. Check each project's status with the town, because plans shift.

New construction fails in its own way. An oversized system cools a tight house quickly and shuts off, so the air stays clammy. A Manual J calculation, which works out the heat load room by room, prevents it. In older homes the ductwork usually decides how well any new system works, and a wall-hung ductless unit can be the simpler fix.

Higher ground in town, wetter ground by Caw Caw

Ravenel's listed elevation is 33 feet, well above the barrier islands, so salt is not the daily enemy it is at the beach. Pollen and leaves take its place. Rinse the coil gently after spring pollen and rake back whatever collects around the pad.

Spring pollen is more than a nuisance. It settles into the coil and cuts airflow.

Do not assume every lot is high and dry. Caw Caw Interpretive Center sits off US 17 at 5200 Savannah Highway, and its Holly Grove addition has frontage on Tea Farm Creek and the Wallace River. Check your flood zone on FEMA's map before you set a new unit near low ground.

What should you tell us before a trip down Savannah Highway?

Your cross road and your system. Savannah Highway is US 17, and SC 165 runs north toward Summerville and south toward Hollywood, so naming the junction closest to you saves time. Add the age of the house and the symptom.

We are open 24 hours, and the 32 minutes is a map figure, so ask about the day's timing when you call. At the house, parts talk waits until the testing is done, and a clear, upfront quote comes before any work.

Ravenel zoning first, then CC&I: who handles the permit?

The town splits it in two. Ravenel says building permitting is handled by CC&I Services, LLC, and that you first need a Ravenel zoning permit and a Ravenel business license before using CC&I's site for the building permit and inspections. The town's fee schedule includes mechanical permits. Town Hall is at 5962 Highway 165, Suite 100.

Ask the Planning and Zoning Administrator before a project starts, and agree on who holds each permit before booking the work.

Hollywood is the next town south. For everywhere else, use the service areas page.

Questions about Ravenel

Do I need a zoning permit in Ravenel for HVAC work?

Ask the Planning and Zoning Administrator before the job starts. The town requires a zoning permit for development, construction, maintenance work and accessory structures, among other things, and it tells people to check first whether one is needed. An equipment swap is not named, so get the answer from the town. CC&I Services then handles the building permit.

What should I check on a new Ravenel home before the first summer?

Check that the drain runs freely, the filter fits and every room gets airflow. Read the data plate, register the equipment with the manufacturer if that has not been done, and keep the paperwork from the builder. A system that shuts off quickly and leaves the house clammy may be oversized, so raise it while the builder is still answering calls.
