Heating and cooling in Bluffton is mostly a story about when the house went up. Our base is in Charleston, about 2 hours 6 minutes away by road on a 92-mile route, which puts Bluffton well outside a routine trip. That makes this a long-distance visit, and we arrange those by phone with you directly. Please call first so we can settle on a date.
Bluffton had 27,716 people at the 2020 census, up from 12,530 in 2010, and most of it was undeveloped until the housing boom of the early 2000s.
Boom-era systems along Fording Island Road
Expect the first wave of equipment to be near the end of its run. Bluffton counted 5,393 housing units in 2010 and 11,282 in 2020. A system installed in 2005 is 21 years old this year, and by then compressors, coils and contactors often stop being worth patching one at a time.
Newer homes like these often share three traits:
- Attic air handlers. Summer heat there is hard on drain pans and duct joints, and a blocked drain can reach the ceiling below.
- Builder-grade sizing. Systems picked by square footage often run oversized, shut off early and leave the air damp.
- Long flexible duct runs. They sag, kink and leak over time.
Replacing one? Sizing should come from Manual J, a room-by-room load calculation, and not from the old unit's label. The 2023 DOE standard for the Southeast sets 14.3 SEER2, the current efficiency test, for split ACs under 45,000 BTU/h and for split heat pumps. A 2005 unit wears an older SEER label, and the two tests differ.

May River salt, Old Town and the one square mile
The May River winds through the middle of town, and Old Town sits on a bluff on its north side. That original one square mile is the town's historic core, right beside tidal water. Inspect outdoor coils for white pitting, rinse them with fresh water and look at the cabinet screws.
Old Town has its own review, too. The Town's Historic Preservation Commission oversees work in the Old Town Bluffton Historic District through a Certificate of Appropriateness, and Charleston's BAR has no role here.

Town limits, doughnut holes and 20 Bridge Street
Check who has jurisdiction before you apply. Wikipedia notes Bluffton's boundary is full of unincorporated doughnut holes, so your neighbor's lot may answer to Beaufort County while yours answers to the Town.
For Town addresses, Building Safety forms run through the Growth Management Customer Service Center at 20 Bridge Street. The Town posts an HVAC Change-Out Building Permit Application and a notarized Mechanical Certificate, and its checklist flags an energy code analysis when an HVAC system is changed. Confirm the current forms with the Town. Settle who holds the permit up front, then look that license up on the SC LLR lookup.
Which name is on your power bill?
Read it before you plan a rebate. Dominion Energy reported Bluffton customers during Hurricane Helene, and Palmetto Electric Cooperative is the county's other main provider. Dominion accounts can check Dominion's rebate page. Palmetto Electric members should ask the co-op.
How does a visit down US 278 get arranged?
It starts on the phone. Tell us the address, the symptom and how old the system is, and we will work out what can wait and agree a date. We quote before work begins.
Heating and cooling in Bluffton: work to book ahead
- AC replacement for first-wave systems at the end of their run. Bluffton grew from 12,530 people in 2010 to 27,716 in 2020, so a lot of equipment is reaching the same age together.
- AC maintenance to keep attic drain lines clear. Planned-community homes often put the air handler overhead, where a clogged line can stain a ceiling, so book this well before the first long hot stretch.
- Duct repair and replacement for sagging flexible runs. Attic flex settles after years of summer heat, and a boom-era house may have rooms that never cooled as well as they should have.
- Heat pump repair when heat fails on a cold morning. At about 2 hours and 6 minutes from our base, send the model number first so the visit can be planned around likely parts.
- Coastal corrosion AC repair for units along the river. The May River brings salt to Old Town, so a coil there can age faster than one a few miles inland along US 278.
- Thermostat installation for planned-community homes, booked alongside another visit. A remote alert also tells a part-year owner about a failure long before the next trip.
The drive is long, so a closer contractor may reach you sooner for a sudden failure. Planned replacements and whole-house work are what a trip from Charleston suits, so plan with us ahead of time. Call first so we can confirm a date.

Questions about Bluffton
How far is Bluffton from your Charleston base?
About 2 hours 6 minutes by road on a 92-mile route. That is map time. We talk through a date by phone before anything is booked. If you have no cooling in a heat wave and cannot wait, a contractor based closer to the May River can likely reach you sooner.
My house was built in the mid-2000s. Should I replace the system now?
Not on age alone. Have the condenser coil, the compressor readings and the ducts checked, then weigh the cost of the repair against the years left. A new system can use a newer refrigerant, as the EPA moved new residential equipment off R-410A from 2025, though existing R-410A systems can keep running and be serviced.
Does a change-out in Old Town need a Certificate of Appropriateness?
Ask the Town before work starts. A Chamber summary of Town rules says work in the Old Town Bluffton Historic District, including renovations and site work, needs one. The HD application begins with a pre-application meeting. Staff at 20 Bridge Street can tell you whether a same-spot equipment swap counts.
